5 of the hottest new luxury hotel openings in 2025
t Studio 104 we feel very fortunate to work with brands from many exciting sectors. For us to successfully design and produce the most high-end, luxury uniforms for our premium hospitality clients, it is importantthat we have a deep understanding of the market. Therefore, we are continuously looking regionally and globally for new luxury hotel openings.
When we produce a new uniform range one of the first steps for our designers is for them to delve into the history, culture, architecture and spirit of the brand, to wholly understand the world they live in. It is important for the uniform to beautifully align with the interior and architecture of the location to ensure full cohesion throughout. With this in mind, when we see new hotel openings, we love to learn the story behind the design vision and the impact this has on the outcome.
Waldorf Astoria London Admiralty Arch
One of London’s most iconic landmarks, previously home to leading figures of state and society, from Sir Winston Churchill to James Bond author Ian Fleming, Admiralty Arch holds great historic significance. Archer Humphreys, lead architect and interior architect, was awarded the task to inject the Grade I listed building with new life. An estimation of 100 rooms, 1-4 luxury residencies, several exciting restaurants, an underground bar and a sixth-floor terrace, a ballroom and a spa, not to mention the 360-degree views of London straight down to Buckingham Palace, the transformation is undoubtedly going to epitomise grandeur.
We are proud at Studio 104 to be a London based company, and we love to see our uniforms in the most prestigious London hotels, with the Waldorf Hilton included in our extensive portfolio.
Park Hyatt Phu Quoc Residences
Park Hyatt Phu Quoc is among many Hyatt hotels opening its doors to guests in 2025. The stunning resort located in the beautiful southern Vietnamese Island of Phu Quoc pays homage to traditional Vietnamese culture in its architecture and design whilst showcasing contemporary artwork – a fusion of heritage and timeless elegance that we love and live by at Studio 104. The new resort has been designed to be reminiscent of a Vietnamese village, with bamboo paths and terraced rice fields. Handcrafted materials such as rattan and custom-made lacquer will be featured, truly showcasing Vietnam's traditions and craftsmanship. The resort will comprise of beautiful home-from-home style villas and suites, with features including two dining outlets, a pool side barbeque, two swimming pools, a lakeside spa, a gym house and an organic farm.
Studio 104 were approached by Hyatt to produce a uniform range for the iconic Great Scotland Yard Hotel in London. Look here to see the finished range and to see how we took inspiration from the historic location, whilst approaching the uniform in a modern, yet playful, way.

Suyian Conservancy is opening its first lodge in July 2025, situated within the remarkable 44,000 acres of prime wilderness and conservation land in Laiipia, Kenya. Suyian Lodge blends seamlessly into the natural Kenyan landscape; the architecture has taken inspiration from its unique surroundings, a harmonious blend of raw, earthy African materials with a contemporary flair. An intimate safari escape with conservation at its heart, Suyian Conservancy offers truly unique and unforgettable experiences. Game drives to see the iconic African species, guided walks through the exquisite conservancy, scenic helicopter flights, local community visits and outdoors yoga sessions, a trip to Suyian Lodge can be as explorative as you want it to be.

Rosewood Milan
Situated on the edge of Milan’s fashion district, the Quadrilatero della Moda, and a stones throws away from the famous shopping boulevard Via Montenapoleone, the upcoming launch will place the luxury hotel in the epicentre of the Italian fashion capital. Rosewood’s philosophy, where the destination informs every element of the experience, means that the hotel’s interior will combine historic Milanese features with modern details too. By thoughtfully appreciating the beauty and cultural heritage of the 19th century building, the space will not only have a contemporary feel, but will also feel authentic within the destination. The hotel will feature 70 rooms, including approximately 20 suites, a bar and restaurant with a courtyard garden, awellness facility, an indoor pool and fitness centre.
